Just value vs. assessed value โ€” which do I petition?
You petition the just (market) value, or the denial of an exemption or classification. If Save Our Homes has your assessed value far below just value, a just-value reduction may not change your bill โ€” run the estimator first.
Is the $15 fee refundable?
No, but it's the cheapest formal appeal in the country. Many counties let you file and pay online through the Clerk's VAB portal in minutes.
Should I try the informal conference first?
Yes โ€” appraiser offices resolve many disputes informally, especially factual errors (wrong square footage, pool that doesn't exist). Just don't let the 25-day petition window lapse while you wait.
What if I miss the deadline?
The VAB clerk can accept a late petition for "good cause" (e.g., hospitalization). It's discretionary โ€” treat the printed deadline as final.
Where do I find comparable sales?
